Job description
Job Purpose
To provide practical, hands‑on facilities maintenance support across the SUERC site, ensuring buildings and services operate safely, reliably, and efficiently. The postholder will carry out planned and reactive maintenance across mechanical, electrical, HVAC, and general building systems, diagnose and fix faults where competent, and help reduce reliance on external contractors. The role is site‑based and supports the smooth day‑to‑day operation of a busy research environment.
Main Duties and Responsibilities
1. Carry out hands‑on maintenance and repairs across building services, including mechanical systems, HVAC, basic electrical works, plumbing, and general building fabric, ensuring facilities remain operational.
2. Undertake planned preventative maintenance activities such as routine checks, inspections, and testing (e.g. emergency lighting checks and PAT support), and address issues identified where competent.
3. Diagnose faults on plant, equipment, and building systems, carrying out repairs where appropriate and escalating to specialist contractors only when required.
4. Respond to maintenance requests and reported faults using the SUERC work request system, prioritising safety‑critical and operational issues in discussion with the Facilities Supervisor and Head of Operations.
5. Provide practical advice to staff on the safe use of facilities equipment and support small installation or alteration works as required.
6. Support the maintenance of accurate records of work carried out, inspections completed, and follow‑up actions required, supporting compliance and audit requirements without unnecessary bureaucracy.
7. Work safely at all times in line with Health & Safety legislation and University / SUERC procedures, contributing to risk assessments and supporting emergency arrangements where required.
8. Carry out minor grounds and external works as needed, including small repairs, signage upkeep, and basic landscaping tasks.
Knowledge, Qualifications, Skills and Experience
Knowledge, Qualifications
Essential
A1 Scottish Credit and Qualification Framework level 7 [Advanced Higher / SVQ level 3, HNC] or equivalent trade qualification, plus demonstrable experience in a multi-discipline facilities maintenance role.
A2 In-depth technical knowledge of building systems maintenance, including electrical and mechanical disciplines.
A3 Understanding of Health & Safety legislation and compliance requirements for facilities operations.
Skills
Essential
C1 Competence in fault diagnosis and repair across multiple trades (e.g., HVAC, plumbing, roofing).
C2 Strong IT skills, including use of maintenance management systems (e.g., SharePoint) and standard software packages.
C3 Well-developed analytical and problem-solving skills with attention to detail.
C4 Excellent interpersonal and communication skills, with a customer-focused approach.
C5 Ability to plan and prioritise workload to meet operational and compliance deadlines.
Experience
Essential
E1 Significant relevant work experience in a similar environment, including evidence of professional development.
E2 Experience of coordinating contractors and supervising staff where required.
Terms and Conditions
Salary will be Grade 5, £28,031 - £31,236 per annum.
This post is full time (35 hours p/w) and open ended.
