Job Purpose: The Facilities & Building Manager ensures Northampton Theatres Trust operates safely, efficiently and in line with its mission and values. Reporting to the Operations & Commercial Director, the role leads the safe, efficient and compliant operation of Royal & Derngate’s buildings, including stewardship of the Grade II listed Royal Theatre.
The postholder is responsible for maintaining safe, compliant and welcoming facilities through effective management of building systems, contractors, operational procedures and facilities teams. The role also provides senior keyholder support, responding to building-related incidents where required and supporting the organisation’s sustainability and environmental commitments.
Key Task Areas:
Facilities & Operations
• Lead a practical, hands-on approach to all facilities operations, delivering planned preventative and reactive maintenance within budget.
• Maintain and optimise all M&E systems, plant, machinery, BMS and infrastructure, ensuring efficiency and continuous improvement.
• Protect and maintain the Grade II listed Royal, ensuring all works safeguard its status.
• Manage contractors to deliver safe, high-quality and cost-effective services aligned with sustainability goals.
• Maintain accurate maintenance, compliance and asset records; support forward maintenance planning.
• Oversee cleaning programmes, waste management and overall building presentation.
• Monitor utilities usage and support procurement of appropriate service contracts.
• Liaise with the council and key stakeholders on operational matters, keeping senior leadership informed.
• Develop and maintain building operating procedures in line with legislation and best practice.
• Oversee daily operations, room setups and event support, working closely with the Operations & Commercial Co-ordinator.
• Act as Responsible Person/Duty Manager as required.
• Line manage Cleaning and Facilities ensuring high standards of service, safety and customer care.
• Support IT infrastructure and systems in liaison with the IT Manager and external providers.
Health & Safety and Compliance
• Lead building-wide health and safety compliance, ensuring adherence to legislation, licence conditions and fire safety regulations.
• Maintain risk assessments, policies, incident reporting and compliance documentation.
• Ensure contractors provide appropriate RAMS and comply with site safety procedures.
• Lead fire safety management, emergency preparedness and inductions for staff and users.
• Oversee health & safety training and annual audits, implementing action plans as required.
• Schedule and oversee all statutory inspections and compliance testing (e.g. water/legionella, electrical, alarms, lifting equipment, PAT).
Security & Business Continuity
• Lead building security, including CCTV, access control, key management and emergency procedures.
• Act as primary contact for security matters and senior keyholder, responding to out-of-hours incidents.
• Maintain and develop security and safety initiatives, including business continuity and Martyn’s Law compliance.
Sustainability
• Support delivery of the organisation’s environmental action plan and Theatre Green Book standards.
• Embed sustainable practices across operations, procurement and future planning.
Finance & People
• Manage building-related budgets, including maintenance, utilities, contracts and cleaning staffing.
• Contribute to financial reporting, capital planning and insurance management.
• Line manage the Facilities & Building team, including recruitment, induction, performance management and employee relations, ensuring compliance with financial procedures.

Royal & Derngate Person Specification
Essential Experience:
Significant experience in facilities or building management, ideally within a complex, multi-use public building.
• Experience managing planned preventative and reactive maintenance programmes.
• Demonstrable experience of managing statutory compliance (e.g. fire safety, water hygiene, electrical, H&S).
Experience of contractor procurement, supervision and performance management.
• Experience of managing and developing staff, including performance reviews and objective setting.
• Experience managing operational budgets and monitoring expenditure.
• Experience responding to incidents and managing building-related emergencies.
Essential Knowledge/Qualifications:
• NEBOSH General Certificate (or equivalent Health & Safety qualification) or willingness to obtain.
Recognised qualification in Facilities Management, Building Services, Construction, Engineering or related field (or equivalent professional experience).
• Evidence of ongoing professional development in health & safety or facilities management.
Essential Skills/Abilities:
• Strong working knowledge of building systems including M&E, BMS, plant and infrastructure.
• Sound understanding of current health & safety, fire safety and premises legislation.
• Ability to lead operational compliance across a complex organisation.
• Practical, hands-on problem-solving approach with strong technical aptitude.
• Strong organisational skills with the ability to prioritise competing demands.
• Financial literacy and ability to manage budgets effectively.
• Confident leadership skills with the ability to motivate and manage teams.
• Clear written and verbal communication skills, including report writing.
• Ability to remain calm and decisive during incidents or emergencies.
• IT proficiency across building management systems and standard office software.
Desirable Experience:
• Experience working in a theatre, arts, heritage, hospitality or other customerfacing venue.
• Experience managing a listed or heritage building.
• Experience supporting capital works or refurbishment projects.
• Experience implementing sustainability initiatives within an organisation.
• Experience working with local authorities or regulatory bodies.
Desirable Knowledge/Qualifications:
• Membership of a relevant professional body (e.g. IWFM, IOSH).
• Fire Safety qualification (e.g. Fire Risk Assessment training).
• First Aid at Work qualification.
• IOSH Managing Safely (if NEBOSH not held in addition).
• Sustainability or environmental management qualification.
Desirable Skills/Abilities:
• Knowledge of Theatre Green Book standards.
• Experience using facilities management or compliance software systems.
• Knowledge of business continuity planning.

Royal & Derngate Terms & Conditions
Job title: Facilities & Building Manager
Contract: Full-time Permanent
Hours of work:
37 hours per week, working flexibly to include some evenings and weekends as required to support busy periods to ensure the successful delivery of the role.
Salary:
£35,600 - £36,900 per annum Paid monthly on 20th of each month

Royal & Derngate, 19-21 Guildhall Road, Northampton, Northamptonshire, NN1 1DP.
Holidays:
Annual leave year is April to March 31 days per annum including statutory holidays (pro-rata in first year) 33 days per annum per annum after 3 years continuous service 36 days per annum after 5 years continuous service

Contributory staff pension - 5% employee and 3% employer NTT pension scheme is provided by NOW pensions NTT will contribute after 3 months service
