We are looking for someone with:
• Experience in property inspections and void management.
• Strong knowledge of building maintenance, repairs, and refurbishment processes.
• Proficiency in producing schedules of works and managing contractor performance
• Familiarity with health and safety regulations, building standards, and void management best practices.
• Ability to manage multiple projects and meet tight deadlines.
• Excellent communication skills and the ability to build strong relationships with contractors, DLO teams, and stakeholders.
• Proficient in using IT systems (e.g. housing management systems, inspection tools, Microsoft Office).
• Clean Driving Licence and access to transport

Role Profile
To ensure the efficient turnaround of void properties by conducting pre, mid and post inspections, producing detailed schedules of work, and managing the workflow with contractors and Direct Labour .The role aims to prepare properties to a high standard for re-letting within agreed timescales, while ensuring compliance with health and safety, building standards, and organisational policies.
Role Responsibilities
• Inspections and Property Preparation
- Conduct pre-inspections void properties to accurately assess condition and identify required works.
- Perform mid-inspections to monitor progress and ensure adherence to the schedule of works.
- Carry out post-inspections to verify completed works meet quality standards, specifications and commercial requirements.
- Identify health and safety risks, including asbestos, mould, damp, or structural issues, and recommend appropriate remedial actions. Producing Schedules of Work**
- Create detailes **schedules of works (SOW)** specifying all repairs, cleaning, and compliance requirements. Ensuring that any HHSRS hazards are identified, recorded and acted upon.
- Prioritize and classify works (e.g., minor repairs, major refurbishments) to align with budgets and timelines.
- Update SOWs promptly based on findings from inspections or changing property conditions.
• Contractor and DLO Management
- Assign tasks to contractors and DLO team, ensuring clarity of requirements and deadlines.
- Monitor contractor performance, adherence to schedules, compliance and ensuring that the quality of works is as expected.
- Address any disputes or delays with contractors/DLO teams to maintain project timelines.
- Provide clear communication of expectations and maintain professional working relationships. Timely Property Turnaround
- Plan and manage workflows to ensure properties are ready for re-letting within target timescales.
- Minimise void periods by identifying and resolving potential delays efficiently.
- Liaise with housing officers, lettings teams, and other stakeholders to align void preparation with tenancy start dates. Quality Control and Compliance
- Ensure all works comply with organisational standards, building regulations, and health and safety requirements including gas & electric checks, asbestos surveys and energy performance certificates are compliant.
- Conduct quality checks and ensure tenant-ready properties meet required standards (e.g., cleanliness, repairs).
- Maintain accurate records of inspections, schedules, and contractor performance.
• Communication and Reporting
- Provide regular updates to managers and stakeholders on void progress and issues.
- Produce detailed reports on property conditions, works completed, and contractor performance.
- Recommend improvements to voids processes and systems to enhance efficiency and quality.
• Budget and Resource Management
- Assist in monitoring budgets and ensuring cost-effective use of resources for void management.
- Highlight and escalate unexpected costs or challenges impacting void turnaround. Additional Information
• The Group has offices across the UK and on this basis, there may be the requirement to travel to other locations to effectively perform this role, albeit that regular support will be required to teams in Camden and Dartford
• The role will be exposed to sensitive information; therefore, the role holder is expected to maintain levels of confidentiality at all times.
