Job Description
At One Fylde, we provide person-centred support, accommodation and activities for adults and young people with learning disabilities and autism. We have an amazing opportunity for a Property Care Handyman reporting to our Compliance and Maintenance team. This is a great opportunity to join a growing team and be involved with the day to day maintenance of housing here at One Fylde.
Property Maintenance and Inspection
- Undertake basic repair work and maintenance across One Fylde’s housing portfolio, including repairs to doors and windows, sealant, gutters, joinery, plasterboard, basic plumbing tasks, and household appliances. Most work will take place in domestic homes occupied by residents; some tasks may also be carried out in office and depot locations.
- Carry out minor household tasks, for example changing lightbulbs, replacing batteries in door magnet holders, batteries in thermostats, and unblocking kitchen and bathroom sinks.
- Carry out touch-up painting of walls, ceilings and woodwork.
- Variety of gardening tasks that include mowing lawns, trimming hedges, pruning trees, clearing away weeds or debris, and planting.
- Repairing and painting garden fences and gates.
- Exclusions: do not undertake electrical work, gas work, or complex plumbing. These must be completed by appropriately qualified/certified contractors. Do not undertake tasks requiring Building Control approval unless authorised and managed through the appropriate process.
- Identify, report and log any work that requires an external contractor.
- Provide updates, feedback and recommendations to your supervisor.
- PPE, tools, materials, equipment and any required training will be provided by One Fylde.
Tenant and Stakeholder Engagement
- Follow the direction and priorities agreed with your supervisor.
- Promote customer satisfaction through good communication, consultation and participation.
- Liaise with People We Support (PWS), staff and other stakeholders in a polite, professional and friendly manner.
Health and Safety
- Work in line with One Fylde health and safety arrangements and relevant legislation (including the Health and Safety at Work etc. Act 1974 and CDM Regulations 2015, as applicable).
- Report hazards, unsafe acts, near misses and incidents promptly, and take immediate action where it is safe to do so.
Administrative Duties
- Use Fixflo (or other approved systems) to maintain accurate records of inspections, repairs and maintenance activity.
- Attend and contribute to team meetings, briefings and supervision as required.
- Keep up to date with relevant guidance and legislation, and support initiatives that improve service delivery and property standards.
