Sue Ryder have an exciting opportunity as we look to appoint a Property and Insurance Manager to join a dedicated Finance team.
Working 2 days per week from our Colchester office and 3 days from home you will be responsible for supporting, in line with strategic plans the management of the charity’s c400 leasehold and 5 freehold properties plus occasional property gifts from legacy’s; including healthcare settings, offices, warehouses, shops and small number of residential properties.


About the role:

Coordination of stakeholders and management of processes including, acquisitions, disposals, renewals, lease management, planning issues, business rates management and instruction to external surveyors and other professional services.

Ensures the effective and compliant use of the TRAMPS 06ix system and oversee all property-related activities to align with legal, regulatory, financial, and strategic objectives.

Provide excellent, expert advice to internal stakeholders in support of commercial decision making relevant to the property portfolio, including supporting the development and implementation of property roadmaps and other management strategy that advances the charity’s mission and goals.

Work collaboratively with our insurance brokers to ensure we have adequate and appropriate insurance cover.

To support and coordinate the processing of insurance services as required. To handle all claims efficiently and effectively in order to ensure that they are settled as quickly as possible, pursuing recovery of costs / losses from either the charity’s or Third Party’s insurers.

To advise regarding cover and risk management.

About you:

• Proven ability to manage landlord, lease and legal aspects of property-related projects, such as acquisitions, disposals, refurbishments, and planning applications, ensuring timelines are met.
• Excellent leadership skills, with the ability to guide internal teams, external surveyors, and stakeholders effectively.
• Strong relationship management skills, with experience in liaising with landlords, local authorities, and consultants.
• Knowledge of sustainability principles and experience integrating energy efficiency and environmental compliance into property projects.
• Influencing landlords and other stakeholders to implement energy efficiency and environmental improvements.
• Experience in identifying, assessing, and mitigating property-related risks, including lease compliance, legal disputes, and onerous service charges and maintenance obligations within leases.
• Proactive problem-solving approach with the ability to handle multiple tasks simultaneously while maintaining attention to detail and quality.
• Demonstrated ability to train, mentor, and supervise team members, ensuring effective task execution and development.
• Bachelor’s degree in real estate, Property Management, Surveying, or a related discipline desirable but not essential
• Insurance experience desirable but not essential

Essential Criteria
• Extensive experience with commercial property management.
• Proven ability to manage a high volume of property transactions, such as lease renewals, acquisitions, disposals, and associated financial management, within a fast-paced and complex organisational environment with specific experience in the charity or not-for-profit sector preferred.
• Demonstrated proficiency in managing property management systems, ideally TRAMPS 06ix, with a focus on system audits and data accuracy.
• Experience in supporting the development and implementing long-term property strategies aligned with organisational goals.
• Excellent written and verbal communication skills, with the ability to draft reports, correspondence, and presentations.
