Undertaking project management role on a Grade I Listed building, with the required outcome of making it suitable for the specified needs of City Church Manchester.
Active liaison with City Church leadership team and City Church Buildings Steering Group along with any other key stakeholders (Note: please see separate organisation chart which shows interface with key stakeholders).
Keeping key stakeholders informed, updated and engaged in every aspect of the project delivery process.
Working with stakeholders and professional advisors to determine scoping and provide recommendations regarding requirements eg AV, lighting, space management and multifunctional use options.
Working in partnership with a cost consultant in regards to commercial aspects of the works.
Actively partnering with the appointed architect (and any other design partners) to secure approval of design proposals with all key stakeholders and authorities.
Assist with any grant applications associated with work to the building.
Work creatively to plan and deliver programme of works to maximise grant funding opportunities and to balance that against needs of church to stage entry into and use of building
Provide assistance with any ongoing planning applications or amendments to planning documents.
Leading the tending process for packages of works once approved designs are in place
Leading the post-tender review process to review submissions from delivery contractors, including evaluation of contractor capabilities.
Oversee contract award to successful delivery contractors.
Assist with any grant applications associated with work to the building.
Help formulate a plan for the next 15 years with a phased approach to renovation based upon the art of the possible and ensuring decision are not made which require high cost up grades in the medium term.
Required Skills
Experience Requirements
Proven track record of project delivery for similar sized projects; capital property value of circa £1.6m, works value in the order of £350k
Previous experience of interpreting survey information and understanding the implications of survey outputs.
Previous experience of discharging listed building consent requirements. To include familiarity with construction material specifications and implementing any specific measures to protect sensitive parts of the building during the construction works.
Experience of project managing multi-disciplinary construction works, in particular structural, electrical, HVAC, audio-visual installations.
Extensive experience of change management within construction work, including but not limited to;
Understanding the rationale or technical basis for change. Interrogating possible alternative options to overcome technical challenges.
Understanding the basis of valuating technical/cost changes and challenging costs associated with technical change where appropriate.
Experience of formally communicating decisions in regards to valuations of technical changes to the delivery contractors.
Experience of Building Regulations and working with local authorities to secure relevant consents.
Experience of the certification process required for various building assets, electrical systems, audio visual installations.Key Attributes
