The Vacancy

Looking for a new role in asset disposal delivery? Look no further because we have a new, fast paced role for you. We are looking for a Programme Manager – Active Disposals Programme to join our Strategic Asset Management team on a permanent basis.

You’ll be responsible for leadership of the occupied stock disposals programme, driving income maximisation, operational efficiency and strategic asset divestment to support the Group’s long-term financial strategy.

Delivering proactive and dynamic asset management services based on sound, evidence based decision making. You will lead on the analysis of economic and socio economic data to identify and select underperforming properties for disposal and operational delivery targets.

A key part of this role is enhancing our operating models, driving an efficient way of working and keeping an eye on the wider sector.

You’ll lead a team of 5, coaching and encouraging them to meet targets, you’ll be collaborating with colleagues across the business to really embed the principles of asset appraisal and divestment with colleagues to support their understanding of asset disposals and the benefits this can have to our current and future customers.

Some other key duties include (but aren’t limited to):

  • Having overall responsibility for the review and validation of data relating to poorly performing residential assets. Using validated outputs from the stock options appraisal tool in order to make informed recommendations on various archetypes, needs categories and asset portfolios.
  • Preparing and presenting executive reports for a wide range of audiences, including task groups, investment panels and senior leadership meetings when required.
  • Providing strategic market intelligence and analysis on matters relating to the residential markets, competitor activity and stock disposal activities including routes to market analysis and determining best method of sale.
  • Managing risks and opportunities relating to disposals of existing occupied assets, including developing and managing relationships with key external stakeholders including estate agents, auction houses, valuers, solicitors, and property consultants.
  • Oversight of decant processes, tenancy negotiations, and legal pathways to vacant possession incorporating management of risk exposure relating to sales of occupied stock.

About you

You’ll bring with you demonstrable experience of working in a similar environment with asset disposals and appraisals, this doesn’t need to be in the housing sector, but you’ll need to understand valuation processes and real estate sales.

You’ll bring with you tenacity and drive to push the boundaries of the way things are done, coming up with effective and efficient ways of working, challenging the norm to find solutions and take forward initiatives.

You’ll be able to confidently communicate with external stakeholders around selling properties, discuss problems and effectively manage consultants.

The role has leadership responsibility, so you’ll be coaching and mentoring your team, sharing knowledge and expertise and learning from their experiences to enhance your service delivery.

The role benefits from hybrid working, and there will be travel across our operating regions in the South West and London so you’ll need to be flexible in your approach to work and have access to transport for travelling.
