JOB TITLE: LABOURER (Clean and Clear)
DEPARTMENT / SERVICE: C~URB 6 PROPERTY MAINTENANCE, REACTIVEMAINTENANCE/VOIDS
PURPOSE OF THE JOB:
To provide a high quality and efficient service, carrying out all aspects of general repairs, such as installing loft insulation, cleaning gutters, installing rotary dryers, laying slabs, and supporting activities for core trades, in properties owned or managed by Link Group or within service agreements to other organisations. All undertakings to be in line with statutory requirements, regulatory and technical standards, customer expectations and organisational procedures.
MAIN AREAS OF RESPONSIBILITY / TASKS
• Carrying out general repair work.
Taking responsibility for removal of any large items of rubbish, providing skips and liaising with other agencies, as appropriate.
Carry out small general labouring duties i.e. fitting clothes poles, rotary driers lift and relay slabs, clear choked drains etc.
• Deliver materials to site e.g. building materials, heaters, dehumidifiers etc
• Identify and record any defects found and report parts/work required promptly.
Ensure that appropriate records and necessary paperwork required are completed accurately and on time.
Carry out work in a safe manner in accordance with Health and Safety at Work Act 1974, Link’s Health & Safety Policy and Procedures.
Ensure the effective use of materials and ensure that any unused materials are returned to van stock.
• Maintain tools and equipment in good working order
Respond to any feedback communicated through quality control checks (audits) carried out internally or externally
Maintain vehicle in a clean condition and carry out required checks, report any defects found and keep vehicle records as required.
• Follow van stock and material ordering/purchasing procedures.
• Ensure compliance with all relevant legislation and organisation procedures.
• Ensure a customer focused approach is adopted in all aspects of the service.
Undertake training, as necessary to maintain high standards in the quality of work provided.
• Develop technical skills to enable the use of mobile handheld devices.
• Be proactive in supporting supervisors/management in achieving targets and standards.

INFORMATION SYSTEMS
A functional understanding of Link’s core information communication technology – including Microsoft Office, File Stream systems and department I.T systems. Ability to access and use personal computer software for effective communication and the management of information. Has a basic knowledge of PCs, including keyboard skills and will take active steps to update personal computer literacy skills and to support others when required.
SUMMARY TERMS AND CONDITIONS OF EMPLOYMENT
This is a summary of the general terms and conditions of employment of C-urb 6 Limited employees. Those quoted apply to full-time posts and part-time staff will be eligible to receive the same employment terms on a pro-rated basis. Employees on fixed term contracts are also eligible, subject to the restriction of their contract. An individual contract may determine additional terms particular to that appointment and employees should also refer to their own contract of employment.
