Every year, we support over 300 individuals in our housing provision, enabling them to grow their confidence and move into education, training, employment and into independent living. Alongside this we provide a whole host of youth and community services including our own community gardens. We also provide training and education to 150 young people each year who find mainstream education more difficult, as well as high-quality childcare within our community.

Position

Role Title: Maintenance Assistant

Salary: £24,170.33 to £27,269.99 per annum (based on experience and/or qualifications)

Hours: 35 hours

Location: Derby

As a Maintenance Team Member, you'll play a vital role in keeping YMCA Derbyshire running smoothly and making a real difference in people's lives. Your work will involve more than just fixing things; you'll be a key part of our team, ensuring our buildings are safe, welcoming, and comfortable for everyone who uses them or calls them home.

Your responsibilities will depend on your experience and qualifications, but they all focus on these core areas.

  • Completing and Managing Tasks: You'll complete tasks assigned by your team leader or administrator, always aiming for high quality, efficiency, and cost-effectiveness.
  • Communicating and Documenting: Clear communication is essential, whether you're talking with third party contractors, residents, service users or team members. You'll also be expected to accurately document your work, especially for legal or compliance-related tasks.
  • Prioritising Health & Safety: Your main priority is health and safety. You must be aware of your work environment and potential risks. If you ever have a safety concern, you need to stop work immediately and contact your team leader.
  • Improving and Learning: You'll be expected to participate in ongoing training and initiatives to continuously improve your skills, knowledge, and work processes.

Your duties will vary across all YMCA Derbyshire properties, and you will only be assigned specialist work if you have the proper certification.

General Duties

  • Reactive and Responsive Repairs: This is a key part of the job, involving prompt responses to maintenance issues reported by residents and staff. This includes common tasks like basic plumbing, carpentry, and general building repairs.
  • Planned Preventive Maintenance: You'll take a proactive approach to prevent future problems by performing routine tasks such as clearing gutters and surface drains or upgrading kitchens and bathrooms as part of a planned schedule.
  • Void Property Maintenance: When a property becomes vacant, you'll be responsible for a quick turnaround. This includes inspecting the property, removing previous residents' belongings, performing necessary repairs, and preparing it for the next occupant as quickly as possible.
  • External Contractor Liaison: You may be required to accompany and supervise external contractors who are not DBS-checked to ensure the safety and security of our sites.
  • Health, Safety, and Compliance: Your top priority is the safety of everyone. You'll be responsible for understanding and adhering to all risk assessments, policies, and procedures related to your work.
  • Communication: Always act professionally with residents and colleagues. You'll manage expectations by explaining what work needs to be done, why, and the estimated timeline.
  • Administrative and Logistical Tasks: In addition to hands-on work, you will accurately document all work performed, manage your stock of materials and tools, and use the Omniledger system to receive tasks and update work orders.

Requirements
