Caritas House is a supported accommodation project which offers a pathway out of homelessness for single men with low support needs and it providing high-quality, single-room accommodation with 24-hour staffing for 19 men. To actively promote and support the aims and objectives of the Caritas’ Homelessness Services. 2. Deliver excellent customer service and welcome people warmly in a manner that acknowledges their dignity and self-worth. 3. To promote an environment where people can build on their strengths and improve their wellbeing. 4. To work with a co-production approach. Housing Management Tasks Work with residents including: 5. Dealing with referrals and subsequent lettings processes, including sign up. 6. Settling in new residents. 7. Housing Benefit claims - advising and assisting residents in dealing with claims during sign-up process and throughout their tenancy. 8. Advice on rent arrears and setting up and monitoring repayment plans. 9. Housing Welfare Services; putting the resident in touch with or advising on the availability of care, support and welfare services that are not provided directly and encouraging the person that uses our services to maintain those contacts. 10. Dealing with abandonment, anti-social behaviour and related issues, including serving notice where this is unavoidable. 11. Administration and maintaining resident records and monitoring rent performance. 12. Resident consultations and coproduction work. Building Management including: 13. Facilitating housekeeping audits, property inspections, Health and Safety monitoring, fire risk assessments and alarm testing etc. 18. Routine maintenance inspections and inspection of defects, monitoring works in progress, checking completed works, administration of maintenance records. Support Work 19. Welcome and work with all residents supportively in a manner that acknowledges their identity, dignity, and self-worth by sensitively engaging with them to address the issues that have contributed to their needs to access Caritas House supported accommodation. 20. To use the Inform database to record, monitor and report on, as well as help deliver a high-quality support service to residents. 21. Complete strengths-based support plans and risk assessments and review and update them regularly. 22. To promote effective multi-agency working, sharing information appropriately to support residents in accessing move-on accommodation, services, advice and information. 23. To enable residents to move on to longer-term supported accommodation or into their own independent tenancies. 24. Enable people to access the services that they need to ensure a good quality of life and prevent them from becoming homeless again. 25. To promote education, training, employment and positive recreational activities. 26. To conduct dynamic risk assessments and to identify and action safeguarding concerns when needed. 27. To work with residents to avoid eviction through an agreed process. 28. To develop and maintain excellent working relationships with other services, including supporting other services that work on-site to maximise take-up of these services. General 29.
