• Experience in a similar house building sales position within an established house building organisation.
• Experience of dealing with customers and delivering open market sale developments.
• Knowledge of relevant legislation and government regulations. Experience and knowledge of NHQB requirements is essential.

Role Profile
• Ensure all visitors are attended to in a courteous and professional manner to contribute to a sale. Ensure contact details are recorded and promote the benefit of opting in for marketing. Target a marketing consent rate of 60% across all platforms. Ensure all customer interactions are recorded on contactbuilder.
• Approach sales prospects to initiate a sale in line with agreed sales targets and timescales for completion. Ensure sales achieved are in line with agreed dealer margin allowance. Ensure sales reservations are taken in line with company processes. Ensure all customer interactions are recorded on contactbuilder.
• Actively manage and progress sales reservations, liaising with independent financial advisers, agents, and solicitors accordingly, to achieve forecast timescales for exchange and completion. Ensure all customer interactions are recorded on contactbuilder.
• Promote the benefit of easymove and part exchange to customers to assist in achieving sales targets. Ensure applications are progressed in line with company processes. Actively manage and progress applications ensuring customers are updated regularly. Ensure all customer interactions are recorded on contactbuilder.
• Ensure sales extras are sold in line with targets. Ensure payments and notifications to other departments are done so in line with company processes.
• Manage the customer journey from reservation up until handover to customer care. Ensure the customer receives exceptional customer service to HBF 5-star standards. Ensure customers are contacted regularly regarding build updates and any matters affecting their purchase. Ensure any questions and concerns are dealt with effectively and promptly liaising with other departments where necessary. Post completion, visit the customer to ensure they are happy with their home and that any issues are being dealt with. Liaise with construction staff and customer care accordingly.
• Ensure developments achieve a HBF customer satisfaction survey rating of 5-star. Work proactively with construction staff and customer care to achieve this. Ensure a minimum survey response rate of 60% is achieved.
• Contribute to delivering a HBF 5-star product by ensuring that all sales inspections of new homes are in depth and occur in line with build programme. Ensure standards of quality and cleanliness, internally and externally, are high. Proactively and constructively challenge construction staff to deliver HBF 5-star standards. Ensure sales extras are checked at pre-plaster and pre-completion stage. Ensure all inspections are carried out via the company’s online QA system (Zutec).
• Ensure when customers visit site for pre-plaster visits, home demonstration, and stock plot visits. That the visits are carried out in line with the company’s health and safety processes, and with prior agreement of the site manager where required. Ensure all plots have safe access externally, are clean and tidy before entering with no visible signs of hazards, and all visitors are wearing appropriate PPE.
• Inspect show homes and sales centres daily, internally and externally, to ensure high standards of presentation and cleanliness. Ensure any areas open to the public are safe, with any issues reported to the site manager immediately.
• Attend weekly sales build meetings with the site manager and/or assistant site manager. Ensure communication relating to customer matters is effective and actions affecting completion dates and customer satisfaction are addressed urgently. Ensure the site is walked and any matters affecting presentation and cleanliness are addressed urgently. Proactively and constructively challenge construction staff to deliver HBF 5-star standards. Ensure meeting minutes are produced with clear actions and then distributed to all relevant parties internally.
• Attend development team meetings and contribute proactively to discussions on development performance. Ensure sales matters are discussed with presentation, quality, cleanliness, and completion to agreed dates being key considerations.
• Develop and maintain up to date knowledge of house types, standard specifications, sales extras specifications, build specifications including sustainability features and EPC ratings, and site surroundings and amenities.
• Develop and maintain up to date knowledge on mortgage products available, developer incentives available and their operation such as part exchange, government financial/ deposit assistance schemes available, and affordable home ownership products available such as First Homes. Be able to demonstrate an understanding of these to aid customers working with the independent financial advisor.
• Ensure the company’s procedures are followed at all times by yourself and others on site. Ensure your actions, communications and advice, given to customers complies with relevant statutory requirements including NHQB.
• Develop and maintain good working relationships with key suppliers including panel solicitors and independent financial advisors.
• Ensure gas, electric and water readings are recorded upon date of completion and recorded in line with company process.
• Prepare competitor analysis as and when required by the Head of Sales.
• Ensure company mandatory learning is kept up to date and completed in line with required timescales.
• Provide ad hoc cover on other sites as and when required.
• Support the Head of Sales with management duties of other Sales Executives such as preparing rotas, monitoring training requirements, preparing reports, and auditing of compliance documentation such as NHQB documents.
• Where instructed by the Head of Sales liaise with the Sales and Marketing Co-ordinator to ensure documentation such as price lists and brochures, and marketing campaigns via email and text are accurate for all developments.
• Where instructed by the Head of Sales liaise with office administrator to ensure all consumables required for operation of sales centres including PPE for visitors is ordered for all developments.
